Vacant Home Staging - Is it worth the cost in Phoenix AZ...?
We have been working with a family of investors on staging some of their vacant "flip" homes. All of them are in Queen Creek/San Tan Valley, a community about 45 mins outside of Phoenix. There are GREAT values to be found; it's not uncommon to find a 3/2, 1400sf home that is 5 or less years old for $50-60k. Most will need some work - paint, carpet at least - but for the right investor, they can easily be flipped for profit.
The down side to this area is it is flooded with bank owned and short sale listings. Many investors bought in this area when the market was hot-hot-hot, and now maybe 1 out of every 8 homes is for sale. Almost all were rentals; they are vacant, dirty, and in varying levels of disrepair.
So as an investor, how do you make your listing stand out from the sea of others....? And maximize your profit while minimzing the days on market....?

The first home we staged for them went to contract in 3 DAYS for $97k! Avg cost for similar home in the community: $78k. They put in new carpet, cleaned the home inside and out, and neutralized the paint inside. It was listed at $97,900. The home closed, and the buyers said it stood out from all the entirely empty, vanilla homes they saw that day.
This past week, we staged 2 more homes for them. One was listed yesterday; the other, we staged yesterday. I'll keep you posted on how long they take to sell.....
